I would just add that the AOD must provide for an acceleration clause so that the full amount will be payable in the event that the tenant misses one payment and a consent to judgement as this allows you to proceed with judgement on any breach.

Yes, the TPN Letter of Demand warns the tenant that failure to pay will have adverse consequences for the tenant’s credit profile. But a default can only be listed, 20 business days later if the tenant fails to settle their account.
