A tenant is responsible for the rent for the full term of the lease. In other words if a lease is a fixed term for 12 months, the tenant is responsible for the rent for each and every month of the 12 months. However, if the tenant would like to cancel the lease prior to the end of the 12 month period - then the tenant and the estate agent / landlord can discuss a damages claim for the early termination. This damages claim would include the estate agents commission to find a new suitable tenant or the marketing costs depending on the lease agreement - some lease agreements stipulate what the damages claim is - for example the deposit.
