As an agent, am I entitled to my full commission if the tenant only pays a part rental in a given month? Or should it just be the agreed percentage on the amount that the tenant pays?

I would only ever take commission once all the rent was paid ie if the rent is R4000 and they have only paid R2000 so far, I would deduct any rates, levies, repairs and send the balance to the owner. Once I collect the other R2000, I would then collect my commission.

Why should your commission be subordinated at all. You have done your job!

I am with Capetown. Job is only done once all rent is collected, not only parts of it.
