I have a tenant that is moving out of my property end of August. She installed 2 aircons without my approval and have now proceeded to take them out and patch up the holes in the wall.

I have a managing agent that should address this, but wanted to know for my peace of mind. Can i deduct damages for this, and how much? Reason is my lease states that no improvements should be done without notice and that no changes to the structure, walls or ceilings should be done either.

Even though she says she is patching it up, the unit was given to her on occupation almost brand new, and i feel that is it wrong for her to have aircons installed without my attention.

What can my recourse be?
