Can anybody advise me what happens when your tenant wants to stay on, and Landlord wants to take over management and exclude me as agent? I have been managing the property up till now very adequately.

Had same situation. Lease expires, tenant wants to stay on, but owner does not want my services anymore. I sense she has financial problems and was never sane from day one. Of course it is not right, but I just send her packing as I have no desire to have owner clients who do not want me. So if one day she comes back I at least can say NEVER AGAIN - get some other fool.

Is there no clause in the original lease which covers this situation? I have used agents in the past and then decided to take over management myself. I gave the agent notice that I would no longer be requiring her management services (which were covered by a separate agreement between us) but I still paid her the commission due on signing of the new lease - something that was covered in the original lease and that we had agreed upon.

Only once have I refused to pay the (renewal) commission and that was when the agent had shown gross negligence.

I can understand the owner wishing to save money by no longer using your management services - we're all tightening belts and trying to survive - but if the lease deals with the renewal commission, you have every right to collect it.
