We had a tenant requesting early termination of lease due to financial difficulties, we told the tenant that he would
be responsible for the rent until a suitable tenant was found. The landlord managed to find a tenant and did not need our service anymore. We deducted the commission amount for the remaining months we would have received from the tenants deposit, but nothing for marketing and advertising for finding a new tenant. The tenant is now very unhappy. If the landlord did not rent the property out on their own we propably would not have deducted any monies, but I feel that we had a loss of income but were very accommodating towards the tenant. Are we at fault?
