RPP is the collection of data on a monthly basis which profiles a tenant’s payment behaviour. Basically what this means -
Every month we collect the age analysis of our client’s tenant collection book.
This tenant collection book (or age analysis) consists of the tenant’s balance brought forward, the amount of basic rent plus services due, the amount paid and the date when this payment was made (last payment date if multiple payment dates) and the balance due at the end of the month if the account was not settled in full.
Once this information is collected and stored on the TPN database we are able to provide the following innovative information: • The average amount paid every month over the length of the lease • The average amount paid every month as a percentage of the amount due • A payment history - how many payments were made in total - of these how many were paid: (a) on or before the 1st (b) between the 2nd and the 7th (c) after the 7th of the month
Currently TPN collects this data from the two biggest residential rental groups and a number of medium sized letting agents.
Development has been negotiated though Nicor and Keet & Associates (MDA) – with delivery set for the next few months.
We have provided access to RPP to all our clients on the current TPN enquiry. This means you do not have to perform an additional enquiry and there is no additional charge. Just perform the TPN individual enquiry as normal.
Our long term aim is to make this a closed user group, in other words provide this data to contributors only. In order to view this data on the TPN enquiry in the future, you will need to provide your tenant’s age analysis data monthly to TPN. This is similar to the closed user group that currently exists between the banks and most retailers: PAYMENT PROFILE DATA.
TPN is the custodian of tenant rental behaviour information – the database is currently accessed by 2000 real estate firms and mortgage originators nationally. I implore you to take ownership of your responsibility to load you tenant behaviour data onto TPN.
