My contract with my landlord is untill december 2008. I have to move from PE to Cape Town and gave him August a letter stating that I will be moving out end September. So I gave him 2 months notice. I am also advertising in the newspapers to get a new tenant. He said that if i cant find a new tenant I must pay rental till end of December till the lease expires. Can he ask me to pay if I am not staying in the property?

Technically, Yes. One should actually cover this in the contract.

However, a court will be very sympathetic toward you if you can proof it is out of your control.
