I HAVE A TENANT WHO IS IN ARREARS FOR JLY, AUG, SEP & OCT, SHE WAS A VERY GOOD TENANT BEFORE SHE LOST HER JOB SHE IS ALSO A SINGLE MOTHER, UNFORTUNATELY THE AGENT GOT HER TO SIGN A LEASE RENEWAL, SHE HAS ADVISED THAT AS SOON AS SHE FINDS A JOB SHE WILL CATCH UP WITH THE RENT, BUT IN THE MEANTIME I HAVE TO PAY RATES ETC, WHAT DOES THE LAW SAY? PLEASE CAN YOU HELP?

I suggest look at your lease first and then the law. When was the renewal signed? If it was after the rent was overdue I would challenge your rental agent why renewal was allowed? I also would always insist that you are consulted before each renewal.

I have a non-paying tenant who's lease expires on 30 Dec.I gave him a letter of eviction for the 30 Nov but he did not move.Please help I want him out of my property plus he has 3 vehicles which he refuse to remove.can someone remove him by 31 Dec.

Only a court can do an eviction legally. Why did you give him an letter of eviction if the lease expires anyway? Did you give a letter of demand first? Write down all registration numbers if its his cars for later potential attachment. Maybe even report cars as abandoned and illegally parked if he is no longer a legal tenant.
