Managing agent being very cagy and only paying monies over (with deductions) after the 11th of each month.

Did you mean letting agent maybe? If so I agree with Ruscon. Why do you worry about the date of payment? If owner is not happy which he should not be getting his money so late then he can take that up with the letting agent. Why are you interested what the owner gets net of commission?
