Hi

I have given tenant the TPN 7 day final letter of demand. I am now wanting to blacklist them but as I understand I need to send them notice giving them 20 days. Is there a template for this ? What needs to be said?

The National Credit Act states that before you blacklist a consumer (tenant), you must first give the consumer (tenant) 20 business days notice that your intention is to blacklist.

You would send the tenant a letter of demand (LOD) to demand payment within 7 days. The 7 days is the demand period before you either cancel the lease and demand the tenant vacate the property or start the legal process of eviction and judgement.

Practically, your intention to blacklist should be included in this first LOD. You do not have to specifically mention the 20 days - just your intention to blacklist. (This intention to blacklist is included in paragraph 5 of the TPN LOD).

So, if a TPN LOD is sent to the tenant on the 2 May - on the 9 May you can cancel the lease and demand the tenant vacate. On the 29 May you can Blacklist.

Hi Everyone. Who knows what numbers tpn uses when they sms a blacklisted tenant notification?

Similar Question: The tenant never paid any notice, and summarily terminated the verbal lease before moving in. Can I issue a TPN Letter of Demand, if I don't have their I.D. number? Can I blacklist them if they ignore my request, or do I have to open up a Small Claims court case?
